Changing the names on your Mortgage

We're here to help if you need to add or remove someone from your Mortgage. For example, you can:

  • Change the mortgage from a single name to joint names
  • Change the mortgage from a joint name to a single name
  • Remove a joint name and add a new joint name to the mortgage

This may sometimes be referred to as a 'Transfer of Title'.

If you do want to change the details of your mortgage and need to borrow more money, the good news is this can all be done at the same time. It's worth remembering that we only allow a maximum of two borrowers to be party to a mortgage account.

We charge an administration fee of £150, which is refundable if the transfer does not complete. A solicitor of your choice will complete the legal formalities. As the cost of doing this can vary depending on your circumstances, you may wish to check with your solicitor what the cost is likely to be before proceeding.

Is there anything I should do before I start the change of name process?

If you are looking to remove a borrower from the mortgage, ensure you have their consent to proceed as there will be documents to be signed by them in due course. Discuss your change with any other Lender who has a formal interest in your property and clarify their requirements before starting your application with us (including if your property was purchased using a help-to-buy scheme).

What happens on the initial change of name call?

On the call we will ask you for detailed information about your income and expenditure, so it’s important to make sure you have the right information to hand about what income you receive and what you spend each month. Our handy budget planner may help. The good news is we will be able to confirm the results of our initial affordability check during this initial 20-30 mins call. If you successfully pass the initial affordability check and are in a position to proceed with an application, we will book an appointment for you with one of our mortgage advisers to complete the application process.

What happens next following the initial change of name call?

Our mortgage advisers will assess your individual needs and formally verify on the income and commitments information you have provided so they can recommend the best course of action for you. A credit score assessment will be carried out and you can check here for futher information about how credit scoring works. If your application is successful, a formal ‘Offer of Loan’ confirming the terms under which we will lend to you will be sent to you and your solicitor. If for any reason your application is not successful, we will discuss alternative options and help you understand potential next steps.

How is the change of name on my mortgage finalised?

A solicitor of your choice will complete the legal formalities. We will advise them of our requirements at the same time as we issue the mortgage offer to you. It’s important that you provide us with confirmation of which solicitor will be acting on your behalf as soon as possible. Your solicitor will be able to provide you with information on estimated timescales, based on the specifics of your requirments. 

Are there any other costs I may incur to change the name on my mortgage? 

In addition to solicitors and registration fees, depending on your circumstances, stamp duty may be payable to HM Revenue & Customs. Your solicitor will be able to provide advice on this. You can also find information about stamp duty here.
